Boliglånsrentene falt til det laveste nivået på mer enn ett år som et velkomment tegn for det beleirede boligmarkedet.
Gjennomsnittsrenten på et 30-årig fastrentelån falt denne uken til 6,47 % – ned fra 6,73 % forrige uke, ifølge en undersøkelse utført av boliglånsmegler Freddie Mac.
På denne tiden i fjor var den gjennomsnittlige 30-årsrenten på 6,96 %.
Det var det andre ukentlige fallet i gjennomsnittet på rad, som nå er det laveste det har vært siden midten av mai i fjor, da det var 6,39 %.
Lånekostnadene på 15-års fastrentelån, populært blant huseiere som refinansierer boliglånene sine, falt også denne uken, og trakk gjennomsnittsrenten ned til 5,63 % fra 5,99 % forrige uke.
For et år siden var det i gjennomsnitt 6,34 %, sa Freddie Mac.
Boliglånsrentene har økt i forbindelse med at Federal Reserve har hevet renten for å bekjempe hardnakket høy inflasjon.
Forrige uke sa Fed-leder Jerome Powell at Fed ville holde styringsrenten uendret på en 23-års-høyde på 5,3 % – men sa at kutt «kan være på bordet» når sentralbanksjefene møtes 17.-18. september. .
De høyere prisene har hindret fremtidige boligeieres planer om å kjøpe eiendom.
Huseiere som har bodd i eiendommer som ble kjøpt med boliglån fra den pre-pandemiske perioden, betaler mye lavere priser – og dermed er det mindre sannsynlig at de vil selge boligene sine.
Dette har ført til begrenset tilbud – noe som har fått boligprisene til å stige.
«Nedgangen i boliglånsrentene øker potensielle boligkjøperes kjøpekraft og bør begynne å vekke interessen deres for å gjøre et grep,» sa Sam Khater, Freddie Macs sjeføkonom, til AP.
«I tillegg gir dette prisfallet allerede noen eksisterende huseiere muligheten til å refinansiere.»
De lavere boliglånsrentene kombinert med tegn på avtagende inflasjon har skapt forventningene om at Fed vil kutte renten neste måned.
